What Is Zoning?
Zoning is the division of a municipality into districts that regulate what can be built and how land can be used. Common zoning categories include residential (R), commercial (C), industrial (I), and mixed-use (MU). Each zone specifies permitted uses (single-family homes, retail, manufacturing), dimensional requirements (setbacks from property lines, maximum building height, lot coverage), and density limits (units per acre or floor area ratio). Zoning protects neighborhoods from incompatible uses—a factory next to a school—and shapes urban form. Before designing, an architect must review the site's zoning designation and overlay districts that may add historic preservation or environmental restrictions.
